A 4,800m² Super Six asbestos roof and 610m² of asbestos façade cladding, over a fully operational industrial manufacturing facility.
The tenant ran production five days a week, with high-value inventory stored directly beneath the roof. Shutting down wasn't on the table. Neither was working above live operations.
Asbestos removal is high-risk work — it has to be done with the site clear. So the only window was weekends. Non-negotiable. And the building had to be safe, clean and completely watertight by Monday morning. Every Monday. No exceptions.
Four consecutive weekends. In Saturday morning, out Sunday evening.
Crane established first. Temporary edge protection installed and certified before a single sheet moved. A ten-person crew split across three functions — licensed asbestos strip, roof installation, and crane and materials handling.
Every section stripped was re-laid and sealed watertight the same day. The building was never left open to weather overnight, and never left unsealed above the client's stock.
Air monitoring, containment and hygiene controls ran throughout under Class B removal procedures. Clearance issued before handover each stage.
The plant traded Monday to Friday as normal. Every week. For the duration.
Once the asbestos came off, we found structural purlins that had been undermined — hidden beneath the old sheeting, invisible from below, and not something any pre-works inspection could have caught.
On most jobs, that's a stop-work. A variation. A fortnight of back-and-forth while the client waits and the building sits open to weather.
We repaired it the same day and held the program.
The client heard about the problem and the fix in the same phone call.

Most contractors will quote your asbestos roof as a shutdown. Weeks of scaffolding, a facility you can't use, a tenant who starts asking questions about rent.
We quote it as weekends.
The removal is high-risk either way — it's done with the site clear regardless. The difference is whether your contractor builds the program around your trading week, or around their own.
And when something unexpected turns up under the old sheeting — and on a building this age, it usually does — the difference is whether you get a phone call about a problem, or a phone call about a problem that's already been solved.
